Here’s the simple answer: your time is more valuable elsewhere.
As a business professional, strong delegation matters, especially when it comes to specialized work. While cameras, drones, and editing tools are more accessible than ever, producing high-quality real estate media still takes time, skill, equipment, and consistency. Today’s buyers and sellers expect polished, professional marketing, and that standard is difficult to meet casually.
We have seen agents invest heavily in gear, hoping to save money, only to find that capturing and editing media themselves takes valuable time and still does not deliver the same level of quality, efficiency, or consistency.
As a Realtor®, your highest-value work is generating business, serving clients, winning listings, negotiating deals, and staying focused on sales. Your time is better spent on revenue-producing activities than on media production. Professional media helps your listings stand out while allowing you to focus on what you do best.
Hire Listivo® because real estate media is what we do, full time and exclusively.
Our sole focus is creating high-quality media for real estate marketing. We are not splitting our time across unrelated industries or juggling side projects outside of property marketing. You will not find us shooting weddings, filming unrelated commercial work, or editing random brand content. Our work is centered on one thing: helping real estate professionals market properties at the highest level.
Because our focus is so specialized, we stay closely aligned with what today’s real estate market demands. We keep up with evolving media trends, new technology, buyer expectations, and the tools that help listings stand out and perform better. That singular focus allows us to stay sharp, efficient, and highly tuned to the needs of agents, builders, developers, property managers, and other professionals who rely on strong visual marketing.
We also understand that when you hire a media company, you are trusting them to represent your brand in front of your clients. That matters. You have worked hard to build trust with your sellers and customers, and the people you bring into the process should reinforce that trust, not damage it. We take that responsibility seriously. We show up on time, prepared, professional, friendly, and ready to make both you and the property look their best.
Trying to do listing media yourself can often become a poor tradeoff. What looks like a cost savings on the front end often turns into lost time, inconsistent results, technical frustration, and media that does not match the level of professionalism your clients expect. Your highest-value work is selling, prospecting, negotiating, building relationships, and winning more business, not learning camera settings, editing workflows, or media production techniques.
Listivo® also brings real estate-specific perspective to the work. Since 2006, our founder, Ryan Saul, has worked within the real estate industry and previously held real estate licenses in Texas and Montana, along with GRI, ABR, and GREEN designations. That means we do not just understand cameras and media. We understand listings, agents, sellers, marketing pressure, and the importance of getting a property to market quickly and professionally.
In short, hire Listivo® because we are specialized, experienced, professional, and fully committed to helping you present properties at their absolute best.
First and foremost, our real estate photography is designed to market the home, not just the furniture inside it.
Our goal is to capture as much meaningful detail as possible in every image while still keeping the home looking natural, clean, and true to life. That means no fisheye distortion, no blown-out windows, and no distracting shortcuts that make a space look unrealistic. We focus on clearly showing the layout, build quality, finishes, and the relationship between the interior spaces and the outdoors.
To achieve that, we use a refined inside-outside capture method. We take one carefully exposed image for the interior of the room, then a second precision image to properly capture the view outside the windows. This allows us to preserve both the brightness and detail of the living space and the natural scene beyond the glass.
From there, each image is hand-edited in post-production. We fine-tune white balance, contrast, color, and exposure, then carefully blend in the properly exposed window views using advanced editing techniques. This is not a one-click process. It is a skilled method developed over many years and thousands of real estate shoots.
The process takes more time on site and more care in editing, but the result is sharper, cleaner, more informative photography that helps buyers better understand the home. By the time someone finishes viewing the gallery, they should already feel like they know the property.
HDR, or High Dynamic Range photography, is not our preferred method because it often does not produce the level of clarity, color accuracy, and control we want for real estate marketing.
In many cases, HDR images can appear softer, less refined, and less consistent than carefully captured and manually edited exposures. Interior lighting can also shift toward unnatural yellow or orange tones, and bright windows or mixed lighting situations may not be handled as cleanly as we believe they should be.
HDR typically works by merging multiple exposures through automated processing. While that can be fast, it often gives up some of the precision and control needed to create sharp, natural-looking real estate images with clean color, accurate window detail, and a more polished final result.
Our approach is more deliberate. We prefer to capture and edit images in a way that gives us better control over sharpness, white balance, contrast, and the relationship between the interior and exterior views. The result is a cleaner, crisper, more professional image designed to help the property show at its best.
The Unlimited Photography Package is designed to provide more complete coverage of the property. It allows for multiple angles of rooms, more thorough visual storytelling, and a better chance of capturing the home in a way that answers buyer questions before they are even asked. This often means stronger coverage of key spaces, better variety throughout the gallery, and fewer follow-up requests such as, “Do you have another angle of the kitchen?” or “Is there a better view of the backyard?” In most cases, it is better to have more strong images than not enough.
The Basic package includes up to 25 photos and is intended for more limited-scope needs. It is generally best suited for smaller spaces, such as compact condos or apartments, distressed properties where simplified coverage is appropriate, or partial reshoots focused on only certain areas of the property, such as a great room, kitchen update, or seasonal refresh where only select spaces need to be recaptured.
If the goal is to market the full property as completely and effectively as possible, the Unlimited Photography Package is usually the better choice.
The bottom line: the Unlimited package best reflects the Listivo® approach to real estate media: comprehensive, polished, and designed to fully showcase the property without cutting corners. For a modest price increase, you get more complete coverage, more flexibility, and a stronger overall marketing result.
Because we create digital media, not housekeeping.
Our job is to professionally capture the property as it is presented at the time of the appointment. The home should be cleaned, staged, and photo-ready before we arrive. That includes beds being made, surfaces being cleared, and spaces being prepared for photography.
It is the listing agent’s and homeowner’s responsibility to make sure the property is ready for media capture. A little preparation goes a long way and makes a major difference in the final photos.
The listing agent is responsible for informing the homeowner or occupant of any tasks that need to be completed before we arrive, including moving vehicles out of the driveway and away from the home when possible. Cars in the driveway can distract from the property, block important angles, and reduce the overall quality of the media.
Absolutely. If weather conditions are not ideal, you can reschedule the appointment.
As long as the change is made at least 3 hours before the scheduled shoot time, there is no fee. We want your listing to be captured in the best possible conditions, and sometimes that means waiting for better weather.
Yes. We regularly shoot in overcast conditions and can often replace a gray or gloomy sky with a bright blue sky or even a more dramatic sunset during editing. Let us know if you have a preference on the day of the shoot.
Real estate moves quickly, and cloudy weather does not always need to delay the appointment. In many cases, we can stay on schedule while still delivering polished, professional images.
Yes. Same-day appointments may be available, and you are welcome to contact us anytime to check availability.
Because of scheduling constraints, same-day service may be limited to a smaller time window, a later appointment, or only certain service types depending on the market and current schedule.
We access properties using the following methods:
- Meet the listing agent at the property.
- Meet the property owner(s) at the property.
- Hide a key and notify us of its location.
- Supra Lock Box Code
- Leave the property unlocked
We’re happy to travel up to 5 hours each way. The first 20 minutes of drive time each way are included at no charge. Beyond that, a travel fee of $2.50 per minute may apply based on total round-trip drive time.
While it may seem like aerial photos and aerial video can be captured at the same time just because the drone is already in the air, they are actually two separate services that require different flight techniques, camera settings, and production approaches.
Aerial photography is focused on capturing strong still images from specific heights and angles. Aerial videography is focused on smooth motion, controlled flight paths, cinematic camera movement, and more deliberate timing to create polished footage.
When shooting aerial video, we often spend additional time performing smooth pans, reveals, tracking moves, and other controlled movements that are not necessary for still photography. Because of that, aerial video is generally more technical and more time-intensive than capturing aerial photos alone.
It is a common misconception that the drone is automatically capturing both photos and video at once. In practice, aerial photos and aerial video are separate media types, and each requires its own flight plan and creative approach.
Yes, when possible, we prefer to have as few people on site as possible during the shoot. Fewer people in the home usually makes the process faster, smoother, and more efficient.
When occupants remain on site, we often have to pause, wait, or move people from room to room to keep them out of photos, video, reflections, and virtual tours. That can make the appointment more time-consuming and can affect the flow of the shoot.
No. We do not need to tour the property before scheduling the shoot.
If helpful, clients are welcome to email or text prior photos, videos, or project details in advance so we have a better sense of the property and the scope of work.

Edited photos are typically delivered within 24 hours after the appointment. Videos are generally delivered within 24 to 72 hours depending on complexity. Floor plans are usually delivered within 24 hours, while Matterport and Zillow tours are typically delivered by the next business day. More advanced services such as ListiVue tours may take longer because of additional processing.
The property should be substantially camera-ready before the appointment begins. That means cleaning, decluttering, securing pets, clearing vehicles, preparing the exterior, and removing items that may distract in photos, video, reflections, or window views. Customers should not plan to move clutter from room to room during the shoot. A prepared home leads to better media and a smoother appointment.
